RAFFLES HOTEL
OUD METHA - DUBAI, UAE
One of Arif & Bintoak’s major accomplishments is the Raffles Hotel at Wafi City, Dubai. A 19-storey construction, the hotel has certainly been one of the company’s most prestigious projects, with design elements incorporated from both the Middle East and Asia. It has 188 well-appointed guest rooms and 52 luxurious suites, as well as many business and recreational facilities. The hotel complex also houses 244,000 sq. ft of retail space over two floors. The design brief was to create a monumental hotel in the heart of Dubai’s Oud Metha District, while emulating the distinctive Egyptian style of Wafi City. The creation of the pyramid proved a great challenge in the design process. After numerous studies (sketches, drawings and perspectives), the shape of the pyramid was designed in such a way that it gave the impression of a much larger pyramid than the actual footprint. The three wings also trace the line of the larger pyramid, suggesting a bigger volume than the hotel actually occupies. These wings, with their consistent slope, provide for spacious terraces, as well as a variation from floor to floor. The Columns are intricately carved with Egyptian hieroglyphics, and lush materials and water features decorate the hotel’s lobby, continuing the ancient Egyptian theme that inspired the hotel’s pyramid structure. Arif & Bintoak were the lead consultant and architect of the project, and were responsible for all project phases from the concept design stage to the end of the construction supervision stage.

Designed to have a reagal presence and provide a spectacular experience of luxury and comfort, the Marriott Hotel is designed to stand out on a prime corner plot in the Oud Metha Area in Dubai. Neighboring one of Dubai’s most important highways, Marriott Hotel is guaranteed easy accessibility and stunning views of the wonderful skyline of the city. The classic ornamentation elements that are inspired by the rich architecture of the region and the sandy color palette that was used in the design of the Marriott Hotel are aimed to give it a warm touch and help it to blend with its surrounding environment and urban context.

ADAGIO HOTEL
THE PALM JUMEIRAH - DUBAI, UAE
Occupying a prime location on one of the world’s most famous sites, the newly developed Adagio Hotel is a new project that focuses on bringing a new standard of hospitality and leisure in the area, while maintaining architectural uniqueness and creativity. The project’s design is heavily influenced and driven by the existing site conditions that allow the project to enjoy spectacular views of the gulf and the skyline. The angular arrangement of the rooms and their balconies allows each room to enjoy an uninterrupted view of the magnificent surroundings of the Palm Island. The Adagio Hotel strives to create a striking appearance on the urban landscape while providing unique spatial experiences for its inhabitants, as well as containing comfortable, livable domestic spaces. The Adagio hotel is a prime example of how the use of simple architectural elements such as materials and colors can bring a building’s design to life and provide it with a an unmatched advantage in comparison to the numerous other projects that are located within the surrounding urban context. Although A&B were not responsible for the conceptual design development of the project, they were the lead consultant and architects of record and their scope covered the project’s development from the design development stage to the end of the site supervision stage.

SUSTAINABLE CITY HOTEL
AL QUDRA - DUBAI, UAE
Located in Dubai’s Sustainable City, the new
Indigo hotel is a luxurious hotel that focuses
on both sustainability and hospitality.Inspired
by Palm fronds, the design of the indigo hotel
curves elegantly in order to achieve an efficient
plan and maximize the views of each of the hotel
rooms. Furthermore, the facade of the indigo
hotel mimics the palm fronds by filtering light
and air into the vertical organic farms that are
located along the project’s curvilinear spine.
The vertical organic farms, along with the organic
farms of the roof, are designed to promote
sustainability and encourage the inhabitants of
the hotel to indulge in a new and exciting activity
that is both family-friendly and Eco-friendly.
With lush landscape covering most of the plot’s
area, we aim to create a lavish oasis that combines
contemporary architecture methodology
with sustainable design elements. While the
landscape designed in the indigo hotel includes
various different species, it also includes a
gym, a mosque and a large outdoor pool area,
in order to encourage the users to explore the exterior
landscape and activities while getting familiar with the
different types of species and vegetation that is found
within the premises.
Finally, the elegant design of the architecture allowed
for a maximum utilization of the area and enabled the
hotel to have the maximum amount of rooms, suites
and facilities without having to compromise any of their
spatial or architectural qualities. With over 143 rooms,
132 guest rooms and 11 suites, the proposed indigo
hotel prides itself by having each of the mentioned
room overlook the spectacular view of the in-house
oasis. A neighbourhood cafe, a speciality restaurant
and meeting rooms were also included in the layout of
the hotel in order to meet all of the standards of hospitality
as well as the needs and expectations of the
hotel’s visitors.

IBIS WTC

With a view over the Sheikh Zayed Road
Highway, very good light conditions and public
transportation nearby, this plot was ready for
more. The Ibis hotel, situated in the World Trade
Center area of Dubai, aims to be an answer to
Dubai’s need for affordable hospitality to cater
to the millions of tourists that visit the city on a
yearly basis.
The design development process behind this
project was a long and rigorous one, but it
yielded results that were worthy of the time and
effort that was put into it.

Adjacent to the Ibis Hotel in WTC, the Novotel Hotel is another
one of Arif and Bintoak’s successful endeavors in the hospitality
sector of the field. Through the team’s extensive knowledge and
expertise, we were able to deliver a spectacular project in one of
the most primary locations of the city. The design development and
construction supervision of the project both shared the same goal of
perfection during the course of this project.

HOLIDAY INN HOTEL
DUBAI FESTIVAL CITY - DUBAI, UAE
The elegant design of the new Holiday Inn hotel aims to achieve the
perfect synergy between the rich heritage and the advanced civilization
of which the United Arab Emirates is very well known for, in a
timeless and graceful manner.
The hotel is designed to create a seamless connection between the
old and the new by drawing its inspiration from the old style of architecture
that was used in the historical buildings of the UAE and merging
it with contemporary design methods and architectural elements.
For instance, while the mass-based design of the hotel adopts the
spirit of the UAE’s old forts and townhouses, the tectonic cipher-inspired
facade represents the ever-expanding futuristic view of the
country. Furthermore, in order to reflect the regal hospitality of the
UAE, the highest standards of design and spatial organization were
applied to the hotel’s design.
From spacious suites and guest rooms with stunning views to numerous
recreational facilities and amenities that are spread across the
hotel’s ground and penthouse floors, these elements come together
as one in order to provide the users with a comfortable stay whilst
embarking on an exciting architectural and spatial journey that is reminiscent
of the past but is designed for the future.
With the ever-growing importance of sustainability and energy saving,
and in order to help promote and emphasize the importance of these
issues in contemporary architecture, the Holiday Inn hotel has been
designed to the highest standards of sustainability and environmental
design. Several elements were introduced to the project in order to
meet the local, as well as the international, standards of sustainable
design and to help minimize the environmental effect of the project on
the city. For instance, in order to reduce the air and sound pollution
around the project, vernacular greenery was designed to cover 25%
of the building plot area.
The lush landscape is not only helpful in reducing the air and sound
pollution but it also helps in creating a unique connection between the
interior spaces and the exterior landscape. Furthermore, in order to
minimize the energy consumption of the project, energy saving controls
were introduced to the elevators of the building, while the lighting
of the lobbies and the corridors was reduced to 25% of the lighting
used normally.
Also, while the materiality of the project’s pavement and roof were
chosen based on their SRI value, the project’s facades were designed
with light-colored materials in order to minimize the buildings heat
gain which in turn minimizes the buildings energy consumption. With
these simple yet effective steps, we hope to reduce the building’s
energy consumption to a bare minimum, in order to help better the
country’s environmental quality and minimize its carbon footprint as
much as possible.

The design of the Novotel Hotel draws heavily upon the vernacular architecture of the United Arab Emirates as expressed
in traditional dwellings and forts. Although the traditional architecture of the UAE is known for having massive structures, the
hotel aims to achieve perfect synergy between mass and materials by creating a balance between the solid and tectonic
elements of the project. The glass volume that was introduced into the project is a clear adaptation of the classic wind tower
concept that was used throughout the history of the UAE.
This vertical glass element of the tower rises proudly from a podium of a solid nature, calling to mind the technological
and civil advancement that the UAE has achieved in the past few decades. The crisp beige detailing, the exceptional
landscaping of the walkways, concourses and decks, and the glint of stainless steel embellishment - canopies, handrails,
masts and flashes - provide an unmistakable air of quality, which combines its elegance to intrigue and delight. At night,
it positively glitters thanks to superb exterior lighting. With lavish landscaping, a state of the art gym and prestigious pool
decks, the hotel aims to provide its visitors with a spectacular leisure experience that is healthy and relaxing. Moreover, the
design of the Novotel Hotel takes advantage of its prime location within the city by ensuring its visitors with the best views of
the area and a wonderful stay in comfort and great hospitality.

PREMIERE INN HOTEL
IBN BATTUTA - DUBAI, UAE
The Premiere Inn hotel is actually an expansion of another
Premiere Inn hotel in the city of Dubai. Although the new hotel
is bounded by the design of the old one, we aimed to provide
the Premiere Inn chain with our best efforts in order to create
an elegant piece of architecture that reflect the brand name’s
promise to efficiency and convenience.
The regularity of the design and the careful application of the
architectural language gives the finished scheme a beautiful
spatial rhythm and cohesion, with simple geometry and the
sparse use of layers and vertical elements on the elevations
providing a remarkable image of simplicity and beauty.

exciting addition to the Al Mankhool Area in recent times. Situated on Sheikh Khalifa Bin Zayed
Street in Bur Dubai, with close proximity of two metro stations and Burjuman Shopping Mall, the
development houses 327 hotel rooms, 131 hotel apartment, 10 floors of commercial offices, two
levels of retail and 182 units of residential apartments.
The 100,000 sq.ft of commercial offices are currently marketed for lease, with a renowned gym
brand under operation now. The residential apartments include an indoor children’s playroom,

RAMADA HOTEL

The Ramada Hotel is an elegant hotel development that is
designed to accommodate one of the most famous hotel brand
names in the region. The building sits comfortably within its
context in the middle of Al Barsha, Dubai. The area sees a
large flow of vehicular and pedestrian circulation, allowing the
development to be an example of architectural efficiency and
style.
The roof profile of the Ramada Hotel is relatively underplayed,
which enables the overall form of the building to dominate, and
the external facades are clad in an stylish material combination
of marble white aluminum and blue reflective glass, providing
an air of understated elegance. The roof of the Ramada Hotel
hosts a number of facilities and amenities such as a relaxing
swimming pool and a spacious gym in order to provide the
visitors with a comfortable stay of leisure and comfort.

PARK HOTEL APARTMENTS
AL JADDAF - DUBAI, UAE
Neighboring the Arabian Park Hotel, the Park Hotel
Apartments is a high end hotel apartment project that
was developed by Arif and Bintoak. The building takes its
distinctive linear form from the curved, horizontal blade that
is located on its main facade. The balconies on the edges
of the buildings mimic the movement of the curved blade
in order to compliment its shape and provide the building’s
form with a sense of continuity. The curved blade as well
as the colors used in the project is way for the building to
pay homage to the culture of the city of which it is located
in. The form of the curved blade is a clear adaptation and
modernization of the ship’s sail, which was, and still is, a very
important part of Emirati culture. The sail is transformed into
a curved curtain wall employing high-quality materials.
